1. Nature of Service
The Laguna Lakes Transparency Project (the "Project") provides an AI-powered research and advocacy platform, including the "Erin" AI agent and the "Truth Archive" document repository (collectively, the "Services"). These tools are designed to assist residents in navigating HOA governance, Florida Statutes (specifically Chapter 720), and community documentation.
2. No Legal Advice Disclaimer
The Project is not a law firm. Erin and all associated tools are for research and educational purposes only. No information provided by the Services constitutes legal advice, legal opinion, or an attorney-client relationship.
While we strive for accuracy, AI-generated content may contain errors, hallucinations, or outdated information.
Always consult with a licensed Florida attorney before taking legal action or responding to official HOA notices. You are solely responsible for any actions you take based on the information provided by the Project.
3. Membership & Access Tiers
To ensure the sustainability of the Project's computational and hosting costs, the following usage policy applies:
Erin AI Access: All verified residents receive up to one hundred (100) Erin queries per day. This shared cap protects platform stability and is subject to change as costs evolve.
Sustainability Membership: For a voluntary fee starting at $5.00 per month, members directly fund hosting, legal review, and ongoing investigations. Membership unlocks supporter recognition and access to advanced "Truth Archive" search features.
No Tax Deduction: Membership fees are service-based subscriptions and are not currently tax-deductible.
Cancellation: Subscriptions can be cancelled at any time via the user dashboard.
4. Community Evidence Locker & Crowdsourced Data
By voluntarily sharing documents (citations, hearing notices, board correspondence) with the Project — for example through the Laguna Guard "share evidence" flow — you agree to the following:
Consensual Sharing: You grant the Project a non-exclusive license to use, summarize, and aggregate this data to train the AI agents and identify community trends.
Privacy & Redaction: The Project employs automated tools to redact Personally Identifiable Information (PII), such as names and account numbers, before data is utilized in community-wide trend analysis.
Verifiable Proof: We utilize OpenTimestamps (OTS) to create a tamper-proof record of document existence on the Bitcoin blockchain. This process creates a hash of your document; the original file remains in our secure storage or is returned to you as specified.
5. User Conduct & Verification
Resident Verification: Access to the private resident portal requires verification (e.g., utility bill, lease, or HOA login). Providing fraudulent verification is grounds for immediate termination.
Usage Limits: Automated "scraping" or intentional "stress-testing" of the AI to incur costs is prohibited and will result in a permanent ban.
6. Limitation of Liability
To the maximum extent permitted by Florida law, the Project and its creators shall not be liable for any direct, indirect, incidental, or consequential damages resulting from your use of the Services, including but not limited to fines, legal costs, or property disputes arising from HOA board actions.
7. Changes to Terms
As a decentralized clearinghouse that evolves with community input, these terms may be updated periodically. Your continued use of the platform after updates constitutes acceptance of the new terms. Material updates will require explicit re-acceptance via a checkbox before continuing to use gated features.
